Commercial Real Estate
Our team of real estate experts routinely handle a broad range of commercial real estate matters. One of our attorneys is Board Certified in Commercial Real Estate Law by the Texas Board of Legal Specialization. Annually, we consistently handle well over $100 million in commercial real estate transactions. Our clients include banks, syndicates, owners, developers, and investors.
Statewide Reputation - Our expertise in commercial real estate transactions is recognized throughout the State of Texas. We regularly provide counsel to lenders for a wide range of projects across the state, including the financing of luxury apartment complexes and the financing of residential developments.
New Ideas - We also help large companies maximize the value of their real estate portfolios. One company with dozens of locations throughout the South depends on us to structure sale and lease-back arrangements whereby a location is sold to a third party and leased back to the company. The net result? Immediate cash to the company for continued expansion with an immediate reduction in debt.
Complicated Transactions - By its nature, real estate is complicated, but there are some real estate problems that can befuddle even the most experienced attorney. Our team approach allows us to handle these complicated issues. In one instance, we represented owners who had sold timber rights on land which they subsequently discovered had clouded title. That timber sale was threatened by the clouded title. With the clock ticking, our transaction team analyzed the timber contract, researched applicable laws and prepared appropriate documentation. That work led to our litigation section handling a partition suit involving twenty-two defendants and clearing title to the land in a matter of months, when the typical partition suit can take as long as a year or more. In the end, the timber sale survived.
Efficient Service - Our efficiency keeps clients coming back. In one typical real estate transaction, we dissolved a partnership whose primary assets consisted of about seven encumbered real estate holdings. The same clients also owned an ongoing business and another defunct partnership. In one week, we completed the documentation for the division of all real estate assets, the satisfaction of outstanding lienholders, the dissolution of both partnerships, and the reorganization of the ongoing business.
Residential Real Estate
Zeleskey’s real estate practice also extends to residential real estate. In fact, two attorneys at the firm are Board Certified in Residential Real Estate Law by the Texas Board of Legal Specialization. The firm provides fast convenient service for its residential real estate clients. We built our residential real estate business on efficiency and professionalism. These standards still serve us well as our associated title companies in Lufkin, Nacogdoches and Dallas continue to grow.
